Programs

Middleborough Housing Authority oversees several rental assistance programs. MHA has three public housing properties that are owned and maintained by the Middleborough Housing Authority. The MHA also administers two voucher programs that provides rental assistance on behalf of applicants to private landlords. The MHA screens all applicants for suitability as well as income eligibility. The MHA has rules and regulations that we are required to follow and we ask our residents to do the same. Public housing residents are required to follow their lease agreement and, in doing so, will help us foster vibrant and viable developments.
Those interested in applying can call, email or stop by the office to request a public housing application. The standard application can also be found on this website. All programs are currently accepting applications. Income limits apply for all programs. Unit offers are made based on what units become vacant when an applicant reaches the top of the waiting list.
The Middleborough Housing Authority has both Military Veteran and Local preferences for its housing program waiting lists. You do not have to be a Middleboro resident to apply. Veterans must submit a copy of their DD214 form in order to receive this preference. The determination of Military Veteran status shall be in accordance with MGL Part I, Ch.4, S.7( 43). A Local preference is given to Middleboro residents. A Middleboro resident is defined as any applicant domiciled in Middleboro on the date of the application, the date of the screening and the date of the final certification. Domicile shall mean the applicant’s permanent address and excludes temporary residence in Middleboro. Any person employed or about to be employed in Middleboro on the date of application, the date of screening and the date of final certification is considered a Middleboro resident. Rent is based on income; residents living in Middleborough Housing Authority units can expect to pay between 27%-32% of their gross income toward rent.

STATE FAMILY HOUSING – Our Family development is located at Archer Court, off Mayflower Avenue. Archer Court consists of fourteen (14) 2-bedroom, two level apartments and fourteen (14) 3-bedroom, two level apartments.

A family is defined as two or more persons sharing residency whose income and resources are available to meet the family’s needs and who are related by blood or marriage. A family may include unrelated persons who regularly live as part of the family.

As a general rule, apartment bedroom size is determined so that no less than 1 and not more than 2 persons will occupy a bedroom. Husbands and wives are expected to share a bedroom. Children of the same sex are expected to share a bedroom, as are children of the opposite sex under the age of 8. No assignments of apartments will be made which require use of the living room for sleeping.  The statewide CHAMP application for family housing is found on the “Links” page

STATE ELDERLY HOUSING – Nemasket Apartments consists of 90 one bedroom ground floor apartments. Each apartment is approximately 440 square feet. Nemasket Apartments is located off Oak Street, on Frank Street, Park Street, Hale Avenue and Maddigan Way. A household whose head, spouse or sole member is at least 60 years of age is considered elderly for state public housing. A birth certificate will be required. For purposes of admission into state public housing, a person who is handicapped must meet the requirements of Massachusetts General Laws, Chapter 121B, Section 1, Section 38 and 760 CMR 5.07. FEDERAL ELDERLY HOUSING – Riverview Apartments consists of 57 one bedroom apartments in eight four-level buildings. Each apartment is approximately 520 square feet. A household whose head, spouse or sole member is at least 62 years of age is considered elderly for federal public housing. A birth certificate will be required. FEDERAL WHEEL CHAIR ASSESSIBLE APARTMENTS – Riverview Apartments has an additional 7 one bedroom, ground floor wheelchair apartments. Each apartment is approximately 590 square feet. Riverview Apartments is located on Spencer Street. For purposes of admission, a person who is handicapped must meet the requirements of Massachusetts General Laws, Chapter 121B, Section 1, Section 38 and 760 CMR 5.07. FEDERAL HOUSING CHOICE VOUCHER PROGRAM (HCVP) ( formerly known as “Section 8”) This program provides financial assistance to individuals or families by paying a portion of their rent to private landlords. Voucher holders locate an apartment they are interested in renting. Based on the information submitted, The MHA determines if the rent is reasonable. Typically, the voucher holder’ portion of the rent is between 30% – 40% of their adjusted monthly income. Apartments are inspected annually to ensure they meet HUD’ s standards. MHA participates in a state “Centralized Wait List” thereby offering applicant the ability to apply to approximately 103 housing authorities throughout the state at one time. STATE VOUCHER PROGRAM (MRVP)
The Massachusetts Rental Voucher Program (MRVP) provides financial assistance to individuals or families by paying a portion of their rent to private landlords. Voucher holders locate an apartment in Middleboro that they are interested in renting. Based on the information submitted, the MHA determines if the rent is reasonable. Typically, the voucher holder’s portion of the rent is between 30% -40% of their adjusted monthly income. The landlord must have the apartment inspected by the Middleborough Board of Health prior to lease up. The state’s standard application can be found on the “Links” page.

STAR MILL LOFTS ( MA CH. 40B Affordable Housing Program-median income required)
MHA qualifies applicants and recertifies residents for the eighteen affordable units located at Star Mill Lofts 35 East Main Street in Middleboro (http://starmilllofts.com). The affordable units consist of:
five (5) 1-bedroom, 708-849 SF units with monthly rents of $1,387 plus utilities; one (1) accessible 1-bedroom, 708-849 SF unit with monthly rent of $1,387 plus utilities twelve (12) 2-bedroom, 970-1097 SF units with monthly rents of $1,535 plus utilities. WATER STREET CROSSING ( MA CH. 40B Affordable Housing Program-median income required)
MHA qualifies applicants and recertifies residents for the four affordable units located at 7 Water Street Lakeville, MA. The affordable units consist of four  3-bedroom, 2.5 bath townhouses, 1,600 SF units with monthly rents of $1,675 plus utilities. These units qualify for Housing Choice Voucher Housing assistance (Section 8). The Water Street Crossing application can be found on the “Links” page.
